What is IDX?

 

In a nutshell, IDX (which is short for Internet Data Exchange) is a system whereby Brokers give permission for other Brokers to display their SmartMLS listings on their websites, and vice versa.  It is an excellent opportunity for sellers to get more exposure for their property.  Additionally, since the IDX program also allows Brokers to embed search functionality into their sites, which enables visitors to perform their own searches against properties that are currently available for sale on SmartMLS, it empowers buyers to get real-time information on what is currently on the market.

There are two levels of IDX available- a free version provided to agents through their SmartMLS membership, and a more comprehensive version available to SmartMLS members through contracting with an approved IDX vendor.  The free version, available through Matrix, is a very basic IDX setup that is not customizable.  But it does allow an agent to embed search functionality into their personal website and display other brokers' listings.

If you are working with a pre-approved IDX vendor, you will have a lot more flexibility when it comes to the design and layout of the search screens and displays.  This flexibility does come with a price, though, as IDX vendors do not work for free.  It is advisable to contact several different IDX vendors to see what their fee structures are and explore your options.
