The original data source for SmartMLS Tax records is the individual municipal tax assessors, tax collectors and town clerks. We use a 3rd party data collection and verification company called The Warren Group to get this data and then it is posted to our systems by our developers.
The current mil rates that you see in the messaging and on listings is obtained by The Warren Group as the budgets in each municipality are approved. Once the budgets are approved, each assessor provides a file of the parcel information for all parcels within their boundaries and the data is formatted to our displays and posted.

SmartMLS will update the tax information on Active, UC-Continue to Show, Under Contract, Temp and Withdrawn listings as we receive the updated information from the Assessor’s offices.
If you have listings in any of these towns, the tax information (tax amount, mil rate and tax year) is automatically updated in connectMLS and Matrix unless the property is new construction or one of the rare instances where we do not have a tax record for the parcel. In these situations, the listing will need to be updated manually.
You can update the tax data on your listing by going to Edit Listing Details and manually entering the updated amounts on the Location Info page of the input form.

If the tax record data is incorrect or needs to be updated, please use the tax discrepancy link at the bottom of the SmartMLS Tax Property Record to report the error. Click here for full instructions.
Several towns have just gone through a revaluation and are phasing in the new tax amounts over the next few years. Click here for more information about phase-ins, as well as to see a list of the impacted towns. For an in-depth video regarding phase-ins, click here.
