SmartMLS does not send Closed listings to realtor.com (though we do send Closed listings over the past 365 days to other IDX sites).
The only statuses included in our feed to them are Active and Show.
1. Closed listings are only searchable by address, city, state, zip code. They will not display when searching by an old MLS number.
2. The sold price is displayed on listings once Realtor.com gets the update from the town tax records (SmartMLS has no influence over this process).
3. Closed listings will display as Off Market on realtor.com.
4. Sold information is removed from Closed listings 6 months after the sold date. After 6 months, the property will still display on realtor.com®, but as a property record (off market).
