When SmartMLS syndicates listings to downstream websites such as IDX sites, Realtor.com, etc., it is very possible that the Days on Market (DOM) numbers on these sites differ from those you will see on the MLS.
The reason for this is that Coming Soon listings are included in the data feed to these websites. Since listings become visible to the public on these sites shortly after they are saved as Coming Soon on the MLS, they include the days in the Coming Soon period in their DOM calculation.
SmartMLS does not start counting DOM until the listing's status has changed from Coming Soon to Active.
For instance, Zillow's days on market field is known as Days on Zillow. This counter is meant to show consumers how long the property has been listed on Zillow and includes the days the listing was in the Coming Soon status.

How is the days on Zillow counter determined?
Downstream sites might use a different name for the field (as Zillow does), but the figure will generally differ from the days on market figure on the MLS because it includes any time the listing was in the Coming Soon status.
